INTRODUCTION AND LOCATION


Meresalu land plots are located on Pakri peninsula near the sea. Land plots are covered with parkland of beautiful venerable trees and also junipers and coastal pine trees. There is a private sandy beach nearby, where one can also launch a boat and fish.


Pakri peninsula is rich with nature and historical monuments. One can find a high rocky coast, rare bird of black guillemot, rubbles and waterfalls. Long history has left its trace as Leetse estate, Pakri lighthouse, Peetri castle and other exciting places of interest.


Meresalu land plots are located at the distance of 40-minute drive by car from Tallinn. Nearest centres – Kloogarand 4 km, Laulasmaa 10 km and Paldiski 7 km, which provide necessary services: schools, kindergartens, sports centre, interests centre, centre of doctors-specialists and shopping centre. Laulasmaa SPA and the harbour of Lohusalu are located at the distance of a sight. Paldiski is a very perspective harbour city, which is well equipped with workplaces (see also www.investinpaldiski.ee). Harbour provides a good ferry connection with Sweden www.dfdsseaways.ee.


Proximity of Tallinn, good transportation and road connection (bus 250 m, train 3 km), sea, coastal landscape and surrounding woods and alvars create ideal composition and living environment of a dream.

The living house is 9,5 m high and the auxiliary house is 6 m high. Materials close to nature should be used in exterior finishing. Direction of a comb is free. Slope of the roof of a living building is 30-45 degrees, auxiliary building has a 10-degree slope. Fire resistance class is TP3.

TECHNICAL INFORMATION


Real estate price includes connection to water and electricity network on the border is the land plot.

Water lines and bore-hole well will be built for the entire district to be developed in the autumn of 2017. Solution of a collecting well should be realised by each owner separately within their own land plot.

Electricity connection points will be created in May 2017 with the capacity of 3x6 A. Additional amperes may be purchased according to EE price list (the price of one ampere A is EUR 132+ plus VAT, Eesti Energia price at the present moment).

There are access roads (Vana-Tallinna highway).

Access ways have been built. Street lighting will be built in May 2017.

SALES INFORMATION


RESERVATION

Reservation agreement will be concluded with a customer upon reservation, which will be valid for 7 days. Formalising of the agreement is free of charge.

The buyer pays 50% of all notary public fees and state fees related to purchase and sales transaction.
